Like other inner-city neighborhoods, Chaffee Park is experiencing a renaissance. Due to its quality location and proximity to downtown, Chaffee Park is attracting home owners who are coming into this once great neighborhood and making it great again. The transportation in and out of the area is good with I-25 being a boundary to this neighborhood, along with 38th Avenue and Federal Boulevard. You will find the neighborhood to have lots of old charm, not only from the 100-year-old bungalows but also from the churches and neighborhood shops. The namesake park is a big feature of this neighborhood.
Chaffee Park is a good area for those who need access to I-25 or want to be close to downtown. Appreciation in this area is almost guaranteed because of the price of the houses compared with the rest of Denver and the popularity that this area is experiencing. The price per square foot is below the average Denver home giving homeowners more of a chance to buy a bigger home. However, the yards are fairly small and the schools are sub-par to the rest of the city.

About Beach Court Elementary School: Beach Court Elementary School is a neighborhood school located in northwest Denver. With a highly collaborative and student-centered staff, our primary focus is to impact student achievement among diverse learners and to provide them the necessary skills in becoming lifelong learners. A variety of school-wide and classroom interventions address the diverse educational needs of our students. We have two full-day kindergarten sessions which address the needs of our Spanish-speaking students and those transitioning into an English-speaking classroom. Additional academic support is provided through our mild/moderate special education, Title I, Read To Achieve, Reading Recovery programs as well as our NorthStar Tutorial After School Program, and the CSAP (Colorado Student Assessment Program) Denver Success Program. Our mission of providing students with a well-rounded educational experience is being supported by the infusion of grant monies that fund many special projects. Our CSAP test results showed continued growth in the areas of reading, writing, and mathematics. Beach Court received a Significant Improvement rating on the School Accountability Report Card in 2003 for student achievement on the CSAP. In December 2005, Beach Court earned an “Average” rating on the School Accountability Report Card for tremendous gains on the CSAP February/March 2005 Test. A strong focus on professional development and utilizing assessment data to guide instruction within the Denver Literacy Plan and EveryDay Math program is being employed to support effective implementation. We expect significant gains in student achievement especially with the daily three-hour literacy blocks, professional development in reading, writing, and mathematics, 70-minute math blocks, interventions to support identified students’ literacy and math needs, the continuation of our Family Literacy and Math nights, and the CSAP Coffee Talk parent sessions.
